The Tenant Information Pack
Any landlord granting an assured or Short Assured tenancy must now issue a Tenant Information Pack to the tenant. Failure to do so is an offence.
Landlords must provide the tenant with standard tenancy documents. These are:
- A copy of the lease
- A copy of the Gas Safety Certificate
- The AT5 form (if the lease is a short assured tenancy)
- The Tenant Information Pack
The tenant information pack consists of two documents:
(a) an acknowledgement form;
(b) Scottish Government Guidance Notes.
The Guidance notes aim to provide tenants with general information about their tenancy, rights and responsibilities. This includes information about assured and short assured tenancies, grounds for repossession, tenancy deposit schemes, energy performance certificates, landlord registration, inventories, gas and electrical safety, the repairing standard and so on.
The information must be provided to the tenant no later than the start date of the tenancy. These documents must be provided by the Landlord free of charge.
